Project Manager, Atlanta


The Project Manager is responsible for overseeing all the related obligations for Surterra Holdings, Inc., a licensed medical marijuana operator, while functioning as the lead manager on many projects in design and construction. Specific responsibilities include but are not limited to space programming, project management, installation assistance, operations coordination, and working with a 3rd party construction team from time to time.  Initial project scope is focused on distribution (industrial) build outs and indoor and outdoor cultivation (greenhouse).

An excellent Project Manager must be well-versed in architectural and construction methodologies and procedures and be able to communicate progress and obstacles in clear business terms. This manager will also be able to coordinate between a diverse team of professionals within the organization to achieve the best results. The ideal candidate will have an analytical mind, great organizational skills and problem solving acumen.


Project Programming

  • Works with internal stakeholders to determine the programming needs.
  • Supervises and organizes outsourced architects, engineers, and vendors in the development of schematic and design drawings and performance specifications.
  • Ensure that the construction documents are consistent and accurate with company design and space objectives, jurisdictional codes and architectural and quality standards.
  • Manages the change management process as it relates to the design.
  • Supports consultants and/or contractors with clarifications and revisions during the bid and construction period.
  • Manages design changes and modifications for impact on the project development budgets and schedules.

Manage Change

  • Manage changes in scope and direction.
  • Articulate changes into actions plans with cost and schedule implications.
  • Communicate change management plans with all stake holders.

Project Schedules

  • Sets, manages, and communicates project timelines.
  • Works with all Internal Departments proactively and maintains schedules.

o   Anticipates, reacts to scheduling issues:

§  Facilitates solutions and escalation when project is falling behind schedule.

§  Partners with all business partners to ensure a timely resolution.

§  Problem solves with LL, vendors and GC’s to keep projects on track.

  • Monitors adherence to milestones for LL package, survey, due diligence, contract execution, design, permits, bids, construction, opening, etc.
  • Works with business partners as needed to expedite and track LL, municipal, GC and permit approvals.
  • As applicable, partners weekly with RE, Legal, Design, outside Architects and Engineers to update their project schedules.

Project Budgets

  • Creates budgets.
  • Procures the proper approvals of Project Budgets.
  • Manages and maintains relationship with 3rd party Construction Project Manager, general contractors, direct purchase vendors, architect & engineering costs for assigned projects. 
  • Reviews all contracts, accuracy of PO’s, change orders and invoices for assigned projects.
  • Manages and maintains overall budget of all construction projects.
  • Solicits, negotiates, reviews and qualifies vendor bids for assigned projects.
  • Manage relationships with vendors (PM, GC, Architects, OPI, etc) and internal departments, and resolve general issues with vendors and contractors.  Audits vendors to ensure proper fiscal procedures are being maintained.

Reviews & Interpret Lease Terms

  • Identify Surterra’s responsibility for scheduling and construction costing. 
  • Identify and resolve pre-construction issues or outstanding diligence items

Manages Construction Site Visits to Evaluate Progress and Construction Practices and Quality

  • Oversees punch-lists.  Communicates and helps resolve issues impacting project turnover and opening.
  • Coordinates and follows up on all punch-list items through completion and operational hand-off.


Operates with direct supervision from the Director of Construction.  Follows established policies and procedures and develops new policies and procedures as necessary to perform job duties and tasks.


  • Proven experience as a construction manager
  • Experience in physical space design and developing layouts
  • In-depth understanding of construction procedures and materials and project management principles
  • Familiarity with quality and health and safety standards
  • Demonstrated strong customer service and influencing skills
  • Strong knowledge of budgeting processes along with working knowledge of accounting practices.
  • Good knowledge of Microsoft Office Suite
  • Familiarity with construction/ project management software
  • Outstanding communication and negotiation skills
  • Excellent organizational and time-management skills
  • Demonstrated project management skills with multiple projects
  • Multi-Unit Operations, i.e. retail, hotel, restaurant and or franchise concepts
  • Strong knowledge of RE practices, building and equipment life expectancies
  • A team player with leadership abilities
  • BS/BA in construction management, architecture, or relevant field preferred but not required
  • PMP or equivalent certification will be an advantage
  • Travel up to 30-40% required
  • Experience in agriculture and logistics construction a plus
